ULI RETAIL STRATEGY
The Urban Land Institute was commissioned to create a strategy
for Downtown retail revitalization. The resulting report suggested
that the Redevelopment Agency move quickly to create a mixed
use project that would take advantage of the strength of the
marketplace and fill in gaps between downtown destinations.

SAN JOSE NEIGHBORHOOD RETAIL MODEL
The City of San Jose, Office of Economic Development,
commissioned a study of San Jose's retail potential. A consultant
team developed the San Jose neighborhood retail model which
summarizes the underserved retail demand and supportable
square feet of new retail space in San Jose by neighborhood
trade area and type of store. The study also considered
general regions/areas of San Jose to determine what types
of uses might be best placed in various strategic locations
thought the City.

DOWNTOWN DEVELOPMENT STRATEGY
The Downtown Development Strategy defines a vision
for Downtown San Jose. The strategy includes guiding principles,
which establish general concepts and top priorities. The top
priorities are developing retail and housing, completing river
and creek parks, developing parking alternatives, investing
in streetscape improvements, expanding the convention center
and updating the Zoning Ordinance.

DOWNTOWN STREETSCAPE MASTER PLAN
The Downtown Streetscape Master Plan defines the framework
for new growth in the Greater Downtown. Through design plans,
streetscape policies and comprehensive design guidelines,
the plan sets the structure for an enriched pedestrian experience
that supports and accommodates the existing area.

MIXED USE RETAIL DESIGN GUIDELINES
The Mixed Use Retail Design Guidelines ensure that maximum opportunity and flexibility exists for retail uses to activate the base of new mixed use developments. A number of elements ranging from ceiling heights to signage are outlined for architects and developers to consider for new ground floor space.

SOUTH FIRST AREA DEVELOPMENT STRATEGY
The South First Area (SoFA) district, a distinctive arts/entertainment
area, is located at the southern end of Downtown San Jose,
between San Jose State University and Convention Center. The
SoFA Strategic Development Plan serves as a guide for development
projects in the SoFA district. The plan includes design proposals
that build on the vision for the SoFA district as presented
in the Greater Downtown Strategy.

DIRIDON/ARENA DEVELOPMENT STRATEGY
The Diridon/Arena Area is anchored by the Diridon Station
(Cahill and Santa Clara Streets). The station is the regional
ground transportation hub for CalTrain, Amtrak, the Altamont
Commuter Express and VTA light rail. The Diridon/Arena Area
Strategic Development Plan establishes land uses, circulation
patterns for transit, pedestrians, and vehicles, the basic
requirements of utilities and public infrastructure, standards
for design and development; and strategies for next steps
and implementation.

STRONG NEIGHBORHOODS INITIATIVE
The Strong Neighborhoods Initiative (SNI) is a partnership
between the City of San Jose, the San Jose Redevelopment Agency
and the residents of San Jose, Ca. The initiative is to improve
neighborhood conditions to enhance community safety, expand
community services and strengthen neighborhood associations.
