Neighborhood Spotlight: West San Carlos
West San Carlos, the main business corridor between Downtown San Jose and I-880/I-280, continues to evolve as major housing developments and new retailers join the neighborhood, adding to the diverse mix of local and regional serving restaurants and retailers. KB Home's Monte Vista housing development on the former historic Del Monte cannery site at Auzerais and West San Carlos Streets is under construction. When completed, Monte Vista will have 383 for sale units. Also on West San Carlos Street, Summerhill Homes is building 95 for sale units at the former Lou's Village Restaurant site.
On West San Carlos Street and Bird Avenue, the Delmas Park teacher housing development by CORE Development was completed in Spring 2007. The housing development has 123 rental units and over 5,000 sf of ground floor retail. The rental units are completely leased along with half of the ground floor retail. Allstate Insurance, a nationwide insurance broker, and Subway, serving freshly made sandwiches, are both open for business while Moda Italia, an Italian menswear store, is currently under construction.
In addition to the Delmas Park retail openings, Victoria's Dance and Costumes at 1921 West San Carlos Street is now open. The store features a wide variety of dance, ice skating and gymnastics wear along with theatrical supplies, Halloween costumes and specialty rental costumes. Also coming soon to West San Carlos is San Jose's first 99 Cents Only store at 1915 West San Carlos street. 99 Cents Only is a unique discounted retail store of primarily brand name products.
Whole Foods Update
A second Whole Foods is coming to San Jose at Pueblo Plaza on Blossom Hill and Almaden Expressway (rendering on left). This Whole Foods is expected to be the largest Whole Foods in San Jose and is currently in the permitting/planning process with an expected opening of Winter 2009. Meanwhile, the Whole Foods site on The Alameda at Stockton Avenue underwent a complete demolition of the previous buildings and the grocery store is continuing to work through the planning/permitting process.
The Alameda: Campisi Site Update
The new Campisi neighborhood retail strip center at 975 The Alameda at Morrison Avenue has been leased to Mustard Cafe, FedEx Kinko's, and the US Coast Guard. Mustard Cafe , a popular cafe from Southern California, features fresh New York style sandwiches, salads, soups and a wide variety of breakfast items. FedEx Kinko's provides photocopying and printing services and the US Coast Guard will open a recruitment office. Additional retail space is still available.
N. 13th Street: Modern Ice Housing Development
The N. 13th Street/Luna Park neighborhood was traditionally known as a light industrial area is evolving with the addition of new housing. Taylor Woodrow's Modern Ice housing development located on Old Oakland Road and Hedding Street is under construction. The development will have 200 for sale units along with a 1.3 acre park. The project is a mix of condos and townhouses uniquely designed to be interlocked together instead of the traditional side by side design.
